Is a tenant or landlord responsible for fixing/paying for a washer to be fixed in a unit?

It depends on the lease. Is the lease specific? Does it say that the tenant is responsible for fixing the washer? It also may depend on whether the damage to the washer is attributable to tenant breakage or misuse. Same thing with the carpet. Is it normal wear and tear? Then the landlord should pay. Or is it because of pets or a lot of red wine that was spilled during parties and not cleaned up right away?
